In New South Wales, the legislation requires that all homes and commercial properties must have at least one working smoke alarm installed on each level of the property.

As of 2022, the NSW Government advises that all smoke alarms should be of the photoelectric type and must comply with the Australian Standard (AS 3786-2014). For rental properties, landlords are responsible for ensuring that smoke alarms are installed and maintained. For properties built or significantly renovated after May 1, 2006, smoke alarms must be hard-wired to the electrical power supply unless impossible to do so. What types of smoke alarms are best for my property?

In Australia, there are primarily two types of smoke alarms recommended for residential and commercial properties: Ionisation and Photoelectric. Ionization smoke alarms are faster at detecting flames, while photoelectric alarms are more effective at sensing smoky and smoldering fires. For the most comprehensive protection, Australian Fire Authorities recommend the installation of photoelectric smoke alarms, which are responsive to a wide range of fires. We also suggest considering interconnected smoke alarms, which ensure that when one alarm sounds, all alarms do, providing earlier warnings and greater escape time.
